Access from the proposed development into the Tuscany subdivision will occur at the following locations:
Entry to the new shopping plaza will be from the following locations:
4,200 average daily traffic (ADT) is estimated to use the E. Mount Etna Drive / South Eagle Road intersection to access the development at the buildout of the development. This exceeds the limit of 2,000 ADT allowed for a local road. The exemption for this is sought on the basis that the intersection is expected to function more like a commercial access or a commercial collector road as opposed to a typical local street with residential homes and driveways.
S. Montague Way north of E. Amity Road would see an increase of 290 ADT.
S. Montague Way north of E. Santo Stefano Drive would see an increase of 360 ADT.
Burgo Way would see an increase in ADT of 190 by 2020.
Existing traffic study did not look at E. Santo Stefano Drive, E. Mount Etna Drive, or E. Taormina Drive west of S. Montague Way. Our understanding is that the existing study is being redone to correct some of these deficiencies after they were pointed out to ACHD officials.
Only a specific plan for the commercial portion of the development is being presented at this time. A specific development plan for the residential portion of the property will be processed separately at a later date.
